As the listing agent, you can announce the extent to which the seller is willing to contribute to the buyer broker commission. This will be reflected in the offer submission page. There are three possibilities.
The first is Negotiable where the buyer as part of their offer specifies the amount or percentage of buyer broker commission they are requesting from the seller. Buyers specify their request as part of their offer.
The second covers the scenario where the seller is willing to contribute to some of the buyer broker commission but limits their contribution to a Max offered amount or percentage. Buyers specify their request as part of their offer but are limited in their request.
The third is where the seller is unwilling to offer any buyer broker commission. There will be no place on the offer submission page for buyers to specify any request.
